Casual Mistakes some of us make them

I have lived here for awhile not as long as some but long enough to know the Management is USELESS! They ALL LIE! It must be in their job discription cuz they all do it! When I mortgaged my home I was told there is a "buy back program" there is no such thing even the company I mortgaged the home through told me ARC will probable not buy the home back that they will wait for me to default on the home, then take it back though the courts & turn around & sell it to the next buyer for the same price they sold it to me for! This is why they will not allow us to rent our homes out! They screwed us all from day 1! I could go on for ever about this place but It's getting me NO WHERE What we need to do is all get together & formulate a plan as to what we really can do about this place since we ARE BEING HELD HOSTAGE IN THIS HELL HOLE!

not a great place to live

I have been living here for several years and have seen many managers come and go. The more the rent goes up the more trailers pull out. There are alot of juvenile children who think they own the park. Service in the park is slow, if at all. In the winter they provide plowing but at there convienence. I would leave for work very early in the a.m. and when I get home later in the afternoon my driveway would still need to be plowed, but empty lots would have there parking lots plowed. I could go on forever with all the problems that this park has.

Casual Estates Mobile Home Park Liverpool NY 13090

Parties who purchased mobile home from Casual Estates Mobile Home Park in 2001, and who have been model tenants, purchased new home and gave notice of intent to sell mobile home unit. Casual Estates Mobile Home Park [ARC (American Residential Communities)] manager solicited opportunity for Casual Estates Mobile Home Park, [ARC (American Residential Communities)] to make offer to purchase then delayed any response for months, while owners paid $450.00 per month lot rent. When owners retained attorney and withheld lot rent to get response on possible offer from Casual Estates Mobile Home Park, [ARC (American Residential Communities)], manager moved to evict within 30 days AFTER WITHHELD RENT HAD BEEN PAID IN FULL. Upon settling that matter, Casual Estates Mobile Home Park, [ARC (American Residential Communities)] authorized new tenants to take front steps and rear door steps,which belonged to owners and were in excellent condition, thus restricting access for inspection and sale. Upon report by owners, Casual Estates Mobile Home Park, [ARC (American Residential Communities)] manager sought to discourage a police report of the trespass and theft. Follow up with police officer and parties who removed the steps indicates Casual Estates Mobile Home Park, [ARC (American Residential Communities)] manager authorized theft.

Mobile home was damaged in removal of steps, and owners lost access to show property for sale. Long term effect is to make property worthless for sale, costing owners about 20k for asserting their legal rights against Casual Estates Mobile Home Park [ARC (AMERICAN RESIDENTIAL COMMUNITIES)].
